Mortgage Protection Insurance in Napa

Mortgage protection is life coverage meant to keep the loan paid if a wage earner dies. We begin by reading your mortgage statement and any policy you already hold. Then we show you the coverage gap in plain numbers before we recommend anything.

What Mortgage Protection Actually Is

Mortgage protection insurance is life coverage built around one debt: the loan on your property. It pays a lump sum when the person covered by the policy dies, so the people left behind can pay off the balance or keep up the monthly payment. It does not cover a missed payment after a job loss, and it is not the same as the private mortgage insurance your lender may charge, which protects the lender.

The biggest detail is who gets the money. Policies sold through a lender often name the lender as beneficiary and shrink as the balance drops. A private policy names your spouse, partner or children, and they decide whether to pay off the loan, refinance or keep the cash for living costs.

Before any recommendation, we look at what you owe, how many years are left, and what your existing term life or workplace coverage already handles. Some reviews end with the finding that a smaller policy, or no new policy at all, does the job.

What Our Review and Policy Setup Covers

Loan statement review

We read the current principal balance, interest rate and remaining term from your statement. Those three numbers set the face amount and the length of coverage.

Existing coverage check

Employer-provided life insurance tends to be capped at a multiple of salary, commonly one or two times, and it typically lapses once you leave that employer. We set that figure next to your loan balance so the gap, or the lack of one, is easy to see.

Level versus decreasing term

A decreasing policy tracks an amortizing balance and costs less. A level policy keeps the full amount, which leaves a cushion after the loan is gone. We show both side by side.

Rider options explained

Some carriers offer disability income, critical illness or return-of-premium riders. We spell out the event that sets off each rider and the extra cost it carries, so you can leave off anything that does not fit.

Beneficiary setup

We confirm primary and contingent beneficiaries are named correctly, including how minor children would receive funds.

When Mortgage Coverage Deserves a Fresh Look

  • A new loan has recorded

A fresh loan carries its highest balance and its longest remaining term. A gap in coverage costs the most at that point.

  • One income carries the payment

If the loan only works on two paychecks, losing one person's earnings can force a sale.

  • Your only coverage is through work

Workplace life insurance rarely matches a loan balance, and it usually does not follow you to a new employer.

  • Mail offers keep arriving

After a loan records, solicitations arrive from carriers you never contacted. Many are simplified-issue policies priced higher than a fully underwritten one. Have someone read the fine print before you sign.

  • You refinanced or took a second loan

A cash-out refinance or equity line changes the balance and the term, so the old coverage may no longer fit.

From Mortgage Statement to Signed Policy

  1. 1

    An initial phone call

We start with three questions: what remains on the loan, whose paycheck covers it, and which policies you already carry. Your most recent mortgage statement makes that call go quicker.

  2. 2

    Plain findings

We tell you the size of the gap, if any, and how long it lasts. If your existing term life already covers it, we say so.

  3. 3

    Side-by-side options

We compare level and decreasing structures, term lengths and any riders worth considering, with each premium shown in writing.

  4. 4

    Application and underwriting

Depending on age, health and face amount, the carrier may ask for a paramedical exam, blood work or prescription history. We explain each step and keep you updated until the carrier makes a decision.

  5. 5

    Policy delivery check

When the policy arrives, we go through the face amount, term, riders and beneficiaries with you to confirm they match what you applied for.

What Moves the Premium

Premiums come from underwriting, not a flat rate sheet. Two neighbors with the same loan can pay very different amounts. Here is what the carriers weigh.

Age and health
Younger, healthier applicants qualify for better rate classes. Conditions like high blood pressure or diabetes can move you to a higher class, depending on how well they are controlled.
Tobacco and nicotine use
Smokers and vapers are typically rated in a separate, more expensive class. Most carriers look back twelve months or more.
Coverage amount and years to payoff
The bigger the balance you want covered and the more years left before the loan is paid off, the more risk the carrier takes on. The premium rises to match.
Structure and add-ons
Starting from the same face amount, a policy that shrinks with the loan carries a lower premium than one that holds steady. Every rider you choose brings its own charge.
Underwriting type
Simplified-issue policies skip the exam but usually cost more. A fully underwritten policy takes longer and often prices lower for healthy applicants.

Mortgage Protection Questions

Something not covered here? (707) 600-6515

How is this different from the life insurance my lender offered?

Lender-offered mortgage life insurance often names the lender as beneficiary and pays only the remaining balance. A private policy pays your family directly. They can pay off the loan or use the money for other needs first.

Should I pick level or decreasing coverage?

Decreasing coverage follows the loan down and keeps the premium lower. Level coverage holds its full amount, which helps if your family would also need money for living costs. We show you both premiums before you choose.

Does mortgage protection pay if I lose my job?

No. It pays only when the person covered by the policy dies. Some carriers offer a disability rider that helps with payments during a covered disability, and we explain its waiting period and limits if you want it.

What happens to my policy if I refinance or sell?

A private policy stays in force as long as you pay the premium, because it is tied to you, not the loan. If your new balance is higher, we can review whether to add coverage.

Can my existing term life policy do this job?

Often, yes. If your term life covers the loan balance for the years remaining, a separate policy may not be needed. That is one of the first things we check.
